In the fields of architecture and civil engineering, construction is a process that consists of the building or assembling of infrastructure. On the 6th of April 2007 the government introduced The new Construction (Design and Management) Regulations which are designed to improve the general safety of construction sites and cut down on the number of accidents experienced during construction projects.
This new set of regulations will replace two predecessors - The CMD Regulations 1994 and The Construction (Health Safety and Welfare) Regulations 1996. Any outdated regulations were updated before the two sets were consolidated into a single new set of rules and guidelines.
Despite advances in construction and communication technology construction sites are still considered to be unnecessarily dangerous working environments, with around one third of all workplace fatalities occurring in construction and many thousands of injured occurring during construction projects each year.  These injuries and deaths have a wide reaching significant impact with colleagues, family, friends and of course the unfortunate individual, not to mention the possible legal implications for the construction company involved.
The primary aim of the new regulations is to build construction health and safety into every stage of building projects from start to finish. The regulations apply to everyone involved with a construction project and stipulate that each must take account of health and safety. This starts with the Client who commissions the construction works and includes Designers, Principle Contractors, Contractors and Construction Workers.
Another aim of the new regulations is the discouragement and removal of all unnecessary red tape and bureaucracy which are since as a major contributing factor in construction injuries and fatalities. By eliminating hazards at the earliest stages of design and focussing effort where it will be most effective the new regulations should allow for more attention to be paid to important on site issues.
Whilst these benefits of the new CDM regulations clearly apply to construction companies, construction workers and other related professions, many of them also impact directly on clients who either do their own small scale construction and maintenance work or contract it out to others.  If a person believes the new regulations do not affect them because they are not involved in the construction industry then they are probably wrong.   • Designers - this includes any person responsible for any part of the design work such as Architects, Project Managers, Quantity Surveyors, Engineers, Interior Designers or anyone else who is traditionally employed on the design stage of a construction project as a "contractor".
  • Principal Contractor - this is the key duty holder responsible for including health and safety compliance in the overall planning, effective management and coordination of the construction phase.
  • Contractor - this includes any person who carries out or manages construction work as part of their business activities.
If a person is in doubt about the specific implications of the new CDM Regulations on their own construction project and require guidance about their own responsibilities, it would be advisable to employ the services of professional construction health and safety consultants.

How To Erect Scaffold Towers Safely

Using scaffold towers as part of your home improvement construction project means that for your safety it is a good idea to be aware of the health and safety recommendations. Treat your home as a workplace when using scaffold towers. Before you undertake work on scaffolding towers carry out an assessment in accordance to The Work at Height Regulations 2005. In the workplace this assessment is to confirm that there is no alternative to working at height and that the most suitable equipment has been selected for the job in hand, the same should apply to your home construction project.
Scaffold towers are, when used correctly, a safe means of gaining access to work which is being done at height. They are used widely throughout the UK. Where incidents can occur is when there has been inappropriate erection or the misuse of the scaffold towers, also known as access towers. Numerous accidents occur because of these reasons but with the correct health and safety practices these are being lowered and can be prevented.
When erecting scaffold towers you need to be aware that aluminium and the thin-wall steel towers are relatively light and can overturn easily with incorrect use. All parts must be in their correct place to ensure the required core strength. If sections are left out there is a good chance that the towers can collapse.
There are two approved methods which are recommended by the Prefabricated Access Suppliers' and Manufacturers' Association, which have been developed in conjunction with the Health and Safety Executive. However all manufacturers also have the duty to provide the instruction manual which explains the erection sequence and this should include any bracing requirements. The same applies to any organisations which hire the towers to you.
The first approved method is an advance guard rail system, which makes use of guard rail units which are specifically designed for the job. These guard rail units are locked in place form the level below and moved up onto the platform level. They provide collective fall prevention and are put in place before the operator accesses the platform in order to fit the permanent guard rails. It is the progressive erection of guard rails from the protected areas at the lower level which makes sure that the operator will not be exposed to the risk of falling from an un-guarded platform.
The second approved method of erection is the "through the trap" method. It involves the operator taking up a working position in the trap door of the platform. From this position you can add or remove the components which are acting as guard rails on the level above the platform. This method is designed to make sure that the operator does not stand on an un-guarded platform, yet can install the components to a particular level while you are positioned within the trap door of that level.
Before use the scaffolding towers you should inspect the access towers well to see that they are in a safe working condition. Naturally you or any other person using the scaffold towers should not be under the influence of any state altering medication or other substances.

Construction is defined as "a process that consists of the building or assembling of infrastructure." (See 1. below) On the other hand, a Construction Project "includes all material and work necessary for the construction of a finished structure for occupancy by End Customer. This includes site preparation, foundations, mechanical, electrical work, and any other work necessary to complete the project." (See 2. below)
There are different types of construction projects:

  1. Residential
    Residential construction projects include houses, townhouses, apartments, condominiums, cottages, single unit dwellings and subdivisions. The housing designs are generally done by architects and engineers and the construction is executed by builders who hire subcontractors for structural, electrical, mechanical and other specialty work. This type of project must conform to local building authority regulations and codes of practice. Many new builders are attracted to residential projects because of its ease of entry in the real estate market. This makes it a highly competitive market with potentially high risks as well as high rewards.
  2. Building
    Building construction is perhaps the most popular type of construction project. It is the process of adding structure to real property. Most of the projects are room additions and small renovations. Most new building construction projects are construction of sheltered enclosures with walk-in access for the purpose of housing people, equipment, machinery or supplies. It includes installation of utilities and equipment.
  3. Institutional and Commercial
    Institutional and commercial building construction covers a great variety of project types and sizes such as hospitals and clinics, schools and universities, sports facilities and stadiums, large shopping centres and retail chain stores, light manufacturing plants and warehouses and skyscrapers for offices and hotels. Specialty architects and engineers are often hired for designing a particular type of building. This market segment has few competitors because of the high costs and greater sophistication of institutional and commercial buildings as compared to residential construction projects.
  4. Industrial
    Industrial construction is only a small part of the whole construction industry nevertheless it is a very important part of the industry. These projects are generally owned by big, for-profit industrial corporations such as manufacturing, power generation, medicine, petroleum, etc.
  5. Specialized Industrial Construction
    This type of construction project usually involves very large scale projects with a high degree of technological complexity such as nuclear power plants, chemical processing plants, steel mills and oil refineries.
  6. Highway Construction
    Highway construction involves the construction, alteration, or repair of roads, highways, streets, alleys, runways, paths, parking areas, etc. It includes all incidental construction in conjunction with the highway construction project.
  7. Heavy Construction
    Heavy construction projects usually involve projects that are not properly classified as either "building" or "highway." Examples of this type of project would be: water and sewer line projects, dams, sewage treatment plants and facilities, flood control projects, dredging projects, and water treatment plants and facilities.

Types of Foundations

Welcome to the world of Residential Construction -- our next series. This is the segment of the construction industry that affects most of us. It is, therefore, useful to know more about your house and what goes on to hold it!!! The first article is about foundations -- the feet of your house.
Obtaining an understanding of foundations is critical to recognizing and fixing commonly occuring problems in your crawl space and basement. There are basically 4 types of foundations used most commonly in residential construction:
Pile Foundations: A pile is a column that transfers the load of the building to the soil. A beam is placed under each load-bearing wall and the ends of the beam are then supported on piles. Piles can be made from steel, pressure-treated wood or concrete. Such foundations are useful for either very "heavy" buildings, or in regions where the top soil is unstable, prone to erosion etc. The pile is dug into the earth until a stable soil layer or rock formation is reached. Another application is in places where spread footings are impossible to construct due to topography (like very steep sloping sites). In such situations, piles are the only solution.
Continuous or Spread Footings: As the name suggests, these foundations are constructed along the entire length of the wall. The width of the footing is more than that of the wall. Hence, the load of the structure is "spread" over a large area. Spread footings are made of concrete. They are placed below the frost line (where applicable). Reinforcement steel is used to give strength to concrete in tension. A variation to the spread footing is the Step Footing. This is made by creating a stepped pyramid of brick layers over a large concrete pad. Step footings are common in many parts of the world.
Foundation Walls: Generally seen in accessible basements, foundation walls transfer the load of the building to the foundation. Such walls are usually made of poured concrete, but more commonly, of hollow concrete blocks. Sometimes brick and stone is also used. The concrete walls are reinforced with steel against the tensile stresses generated due to the top loading (of the structure above) and the puch of the surrounding earth. When steel is used in hollow concrete blocks, concrete must be poured to hold the steel in place.

Mat Foundations: In certain situations, especially where the natural water table is high, a mat or raft foundation is used. This is basically a concrete slab the same size as the building. Working in the construction industry can be dangerous. The nature of the work carries risks, and accidents can result in serious injuries or even death.

Even when you want the change, you must insist upon the cost being broken down into labor and materials. If the price is too high, negotiate or do without. Do not be very accommodating with change orders. Turn down all change orders you do not agree with. You do not want to declare open season on your pocketbook.
What is a lien release?
• This is a statement of costs from the builder or supplier which have been paid. All lien releases should be notarized.
• Do make sure you get a notarized lien release from the material supplier. You also want to get a notarized partial lien release when you are making partial progress payments to your contractor. You will also need a final lien release from your contractor when the work is finished and the last payment is to be made. You want to exchange the final lien release for the final check, Not the check first.
What are forms?
• Forms are used to create a shape of some building material such as concrete.
• They are used for footings, slabs, driveways and many other uses. They can be made from various materials such as, wood, metal, cardboard and even the earth becomes a form for the footings of a building.
What are reinforcing rods?
• These are hardened pieces of steel, often called rebar, which are used to strengthen the concrete when placed in the form at designated locations prior to pouring the concrete/
What is meant by the term, 'dried-in."
• This is the stage of construction when a building can be worked in without the workmen getting wet. Generally the exterior walls have been erected, and the roof is in place.
When would I be considered a General Contractor?
• When you engage the subcontractors to work on your building and over see the scheduling and completion of the work.
• Most states will allow the owner of the proposed structure to act as their own General Contractor. You need to be check with your local building authority, prior to acting as your own General Contractor.

Your building is under construction and things are going well. Not great, but well. The sooner your building is completed, the sooner you will be out of interim financing and start to realize an income stream from your new apartment building.
The question is; How to improve on the time scheduled for construction of your building without sacrificing quality of construction? In other words you want to complete your building faster than originally scheduled.
I am sure you have heard that old saw, "money talks and bulls----t walks." Well that is as good a place as any to start looking at what incentives you could offer which will motivate your construction people to complete your project faster without sacrificing quality.
1. You can easily calculate how much money will be made if your project is completed faster than scheduled and offer to split the extra earned money with the contractors, fifty/fifty.
2. Schedule cash bonus awards for each week your contractors can pick up or improve their progress by one day.
3. For the five key people involved in this project, arrange for a three day vacation, for them and their wives, to an exotic area if the project completion date is improved by one month.
4. Start taking your contractors out to lunch for your weekly construction meetings, with a focus on the contractors providing you with ideas on how to improve on the time of construction. Have a small bonus for the best idea of the week from $100.00 to $500.00 to be paid upon acceptance and implementation of the new idea.
There are other good methods of using cash to motivate your contractors, and if you use your imagination, you will find many more methods for using money as an incentive.
Here are some other motivational methods which do not use direct payments of cash as the incentive.
1. Fear; threaten the contractors with no more work from your company unless they can improve on the schedule.
2. Leadership; stress craftsmanship and pride which will allow the project to be completed ahead of schedule.
3. Hold a party for the contractors whenever significant time has been reduced from the schedule.
And Lastly, Consider hiring a construction consultant such as, to implement these and other strategies. For best results, have him or her report directly to you on a daily basis with a chart of the days progress along with suggestions for upcoming improvements.

Construction Health and Safety

On the 6th of April 2007 the government introduced The new Construction (Design and Management) Regulations which are designed to improve the general safety of construction sites and cut down on the number of accidents experienced during construction projects.
This new set of regulations will replace two predecessors - The CMD Regulations 1994 and The Construction (Health Safety and Welfare) Regulations 1996. Any outdated regulations were updated before the two sets were consolidated into a single new set of rules and guidelines.
Despite advances in construction and communication technology construction sites are still considered to be unnecessarily dangerous working environments, with around one third of all workplace fatalities occurring in construction and many thousands of injured occurring during construction projects each year.  These injuries and deaths have a wide reaching significant impact with colleagues, family, friends and of course the unfortunate individual, not to mention the possible legal implications for the construction company involved.
The primary aim of the new regulations is to build construction health and safety into every stage of building projects from start to finish. The regulations apply to everyone involved with a construction project and stipulate that each must take account of health and safety. This starts with the Client who commissions the construction works and includes Designers, Principle Contractors, Contractors and Construction Workers.
Another aim of the new regulations is the discouragement and removal of all unnecessary red tape and bureaucracy which are since as a major contributing factor in construction injuries and fatalities. By eliminating hazards at the earliest stages of design and focussing effort where it will be most effective the new regulations should allow for more attention to be paid to important on site issues.
Whilst these benefits of the new CDM regulations clearly apply to construction companies, construction workers and other related professions, many of them also impact directly on clients who either do their own small scale construction and maintenance work or contract it out to others.  If a person believes the new regulations do not affect them because they are not involved in the construction industry then they are probably wrong. For example, if the person has responsibility for any property that requires occasional maintenance work then, as the Client, they are required to comply with some very specific duties.
Within the new Construction (Design and Management) Regulations a domestic client is defined as anyone who lives, or will live in the premises where the construction work is carried out. Although a domestic client does not have construction health and safety duties under the CDM Regulations 2007 anyone employed by them on a construction project will.
Other roles also have defined duties under the new CDM regulations, for example:
  • Designers - this includes any person responsible for any part of the design work such as Architects, Project Managers, Quantity Surveyors, Engineers, Interior Designers or anyone else who is traditionally employed on the design stage of a construction project as a "contractor".
  • Principal Contractor - this is the key duty holder responsible for including health and safety compliance in the overall planning, effective management and coordination of the construction phase.
  • Contractor - this includes any person who carries out or manages construction work as part of their business activities.
If a person is in doubt about the specific implications of the new CDM Regulations on their own construction project and require guidance about their own responsibilities, it would be advisable to employ the services of professional construction health and safety consultants.

How To Erect Scaffold Towers Safely

Using scaffold towers as part of your home improvement construction project means that for your safety it is a good idea to be aware of the health and safety recommendations. Treat your home as a workplace when using scaffold towers. Before you undertake work on scaffolding towers carry out an assessment in accordance to The Work at Height Regulations 2005. In the workplace this assessment is to confirm that there is no alternative to working at height and that the most suitable equipment has been selected for the job in hand, the same should apply to your home construction project.
Scaffold towers are, when used correctly, a safe means of gaining access to work which is being done at height. They are used widely throughout the UK. Where incidents can occur is when there has been inappropriate erection or the misuse of the scaffold towers, also known as access towers. Numerous accidents occur because of these reasons but with the correct health and safety practices these are being lowered and can be prevented.
When erecting scaffold towers you need to be aware that aluminium and the thin-wall steel towers are relatively light and can overturn easily with incorrect use. All parts must be in their correct place to ensure the required core strength. If sections are left out there is a good chance that the towers can collapse.
There are two approved methods which are recommended by the Prefabricated Access Suppliers' and Manufacturers' Association, which have been developed in conjunction with the Health and Safety Executive. However all manufacturers also have the duty to provide the instruction manual which explains the erection sequence and this should include any bracing requirements. The same applies to any organisations which hire the towers to you.
The first approved method is an advance guard rail system, which makes use of guard rail units which are specifically designed for the job. These guard rail units are locked in place form the level below and moved up onto the platform level. They provide collective fall prevention and are put in place before the operator accesses the platform in order to fit the permanent guard rails. It is the progressive erection of guard rails from the protected areas at the lower level which makes sure that the operator will not be exposed to the risk of falling from an un-guarded platform.
The second approved method of erection is the "through the trap" method. It involves the operator taking up a working position in the trap door of the platform. From this position you can add or remove the components which are acting as guard rails on the level above the platform. This method is designed to make sure that the operator does not stand on an un-guarded platform, yet can install the components to a particular level while you are positioned within the trap door of that level.
Before use the scaffolding towers you should inspect the access towers well to see that they are in a safe working condition. Naturally you or any other person using the scaffold towers should not be under the influence of any state altering medication or other substances.

Rock:

Different Types of Construction Contracts and Projects

Construction is defined as "a process that consists of the building or assembling of infrastructure." (See 1. below) On the other hand, a Construction Project "includes all material and work necessary for the construction of a finished structure for occupancy by End Customer. This includes site preparation, foundations, mechanical, electrical work, and any other work necessary to complete the project." (See 2. below)
There are different types of construction projects:

  1. Residential
    Residential construction projects include houses, townhouses, apartments, condominiums, cottages, single unit dwellings and subdivisions. The housing designs are generally done by architects and engineers and the construction is executed by builders who hire subcontractors for structural, electrical, mechanical and other specialty work. This type of project must conform to local building authority regulations and codes of practice. Many new builders are attracted to residential projects because of its ease of entry in the real estate market. This makes it a highly competitive market with potentially high risks as well as high rewards.
  2. Building
    Building construction is perhaps the most popular type of construction project. It is the process of adding structure to real property. Most of the projects are room additions and small renovations. Most new building construction projects are construction of sheltered enclosures with walk-in access for the purpose of housing people, equipment, machinery or supplies. It includes installation of utilities and equipment.
  3. Institutional and Commercial
    Institutional and commercial building construction covers a great variety of project types and sizes such as hospitals and clinics, schools and universities, sports facilities and stadiums, large shopping centres and retail chain stores, light manufacturing plants and warehouses and skyscrapers for offices and hotels. Specialty architects and engineers are often hired for designing a particular type of building. This market segment has few competitors because of the high costs and greater sophistication of institutional and commercial buildings as compared to residential construction projects.
  4. Industrial
    Industrial construction is only a small part of the whole construction industry nevertheless it is a very important part of the industry. These projects are generally owned by big, for-profit industrial corporations such as manufacturing, power generation, medicine, petroleum, etc.
  5. Specialized Industrial Construction
    This type of construction project usually involves very large scale projects with a high degree of technological complexity such as nuclear power plants, chemical processing plants, steel mills and oil refineries.
  6. Highway Construction
    Highway construction involves the construction, alteration, or repair of roads, highways, streets, alleys, runways, paths, parking areas, etc. It includes all incidental construction in conjunction with the highway construction project.
  7. Heavy Construction
    Heavy construction projects usually involve projects that are not properly classified as either "building" or "highway." Examples of this type of project would be: water and sewer line projects, dams, sewage treatment plants and facilities, flood control projects, dredging projects, and water treatment plants and facilities.

Types of Foundations

Welcome to the world of Residential Construction -- our next series. This is the segment of the construction industry that affects most of us. It is, therefore, useful to know more about your house and what goes on to hold it!!! The first article is about foundations -- the feet of your house.
Obtaining an understanding of foundations is critical to recognizing and fixing commonly occuring problems in your crawl space and basement. There are basically 4 types of foundations used most commonly in residential construction:
Pile Foundations: A pile is a column that transfers the load of the building to the soil. A beam is placed under each load-bearing wall and the ends of the beam are then supported on piles. Piles can be made from steel, pressure-treated wood or concrete. Such foundations are useful for either very "heavy" buildings, or in regions where the top soil is unstable, prone to erosion etc. The pile is dug into the earth until a stable soil layer or rock formation is reached. Another application is in places where spread footings are impossible to construct due to topography (like very steep sloping sites). In such situations, piles are the only solution.
Continuous or Spread Footings: As the name suggests, these foundations are constructed along the entire length of the wall. The width of the footing is more than that of the wall. Hence, the load of the structure is "spread" over a large area. Spread footings are made of concrete. They are placed below the frost line (where applicable). Reinforcement steel is used to give strength to concrete in tension. A variation to the spread footing is the Step Footing. This is made by creating a stepped pyramid of brick layers over a large concrete pad. Step footings are common in many parts of the world.
Foundation Walls: Generally seen in accessible basements, foundation walls transfer the load of the building to the foundation. Such walls are usually made of poured concrete, but more commonly, of hollow concrete blocks. Sometimes brick and stone is also used. The concrete walls are reinforced with steel against the tensile stresses generated due to the top loading (of the structure above) and the puch of the surrounding earth. When steel is used in hollow concrete blocks, concrete must be poured to hold the steel in place.

Mat Foundations: In certain situations, especially where the natural water table is high, a mat or raft foundation is used. This is basically a concrete slab the same size as the building. It is reinforced and distributes the load of the building evenly over the given area. This is also useful when the soil is uneven and will settle under focused loads.

Safety Tips For Construction Workers

Working in the construction industry can be dangerous. The nature of the work carries risks, and accidents can result in serious injuries or even death.

OSHA (Occupational Safety and Health Administration) law requires employers to provide a work place that is safe and free from hazards. Yet, everyday construction workers face dangers that threaten their health and lives. According to OSHA, each year
- A 1000 workers die in construction related accidents
- A quarter of a million workers suffer injuries resulting in lost work days

- Construction accidents cost the industry $13 billion in workers compensation cost alone

OSHA statistics also show that 90% of the fatalities occur in four categories

- Caught between objects
- Struck by objects
- Electrocution
- Falls

These accidents are, therefore, preventable and can be avoided with the proper safety training, precaution, and common sense.

Construction work can indeed be dangerous. The line between a near miss and a fatality is thin. Although, the government will enforce safety and health laws and employers have an obligation to provide a safe and healthy workplace, it is still your responsibility, and you owe it to yourself and your loved ones, to stay safe and out of harms way.

Government regulators and inspectors cannot be present at construction sites at all times and, due the nature of the construction business, employers cannot guarantee a 100% safe work place.
